When it comes to desirable, Avila Beach is at the top of list! With a very small town atmosphere of only around 800 people this unincorporated area of San Luis Obispo County has plenty of offer. However, there are not many homes on the market. As soon as one is up for sale, it sells quite quickly.
Avila Beach has a working commercial fishing pier and several apple orchards; however, the rest of the money brought into the area is from tourists. Avila Beach offers warmer beaches than the rest of the central California coast. Even though the entire beach is only about .5 miles long, everyone loves the view and the warmer waters, which is created because it is sheltered in a bay, which is formed by Fossil Point of the east and Point San Luis on the west.
Not only is the beach warmer but the climate is not bad either. Average lows are in the 40's with average highs in the 70's making Avila Beach the perfect place for all kinds of outdoors activities.
The population of Avila Beach has grown a bit, however, only about 2 percent since 20000. The crime rate is rather low but the cost of living is on the high end compared with the rest of the United States.
The real estate market trend from April to June of 2007 was:
Two bedrooms- average sales price: $730,000
Four bedrooms – average sales price: $2,425,000
The median price asked for housing units was on the high end at $223,100 with a state average in California at $151,900 as compiled from the 2000 Census. In August of 2006, there were only 16 homes on the market, but the median home price at the time was $1 million. Prices since then are slowly dropping which will give you the chance of lifetime to be the owner of a magnificent home in Avila Beach.
